In a recent SBTi report, 53% of those surveyed mentioned that scope 3 data collection was a barrier to them when trying to set net-zero targets. Beyond your target setting, the ongoing value of data coverage is seen across the market and perhaps most keenly in GRESB. Retrieving data coverage points for tenant-controlled spaces can be a struggle, adding data sharing clauses into leases is time consuming and any data collected is generally seen as harder to measure and trust. However, GRESB places very high value on complete scope 3 emissions data coverage, and this is a major driver for improved data collection for many of our real estate clients.

Tenant Emissions – A silent majority
Landlord-controlled spaces present the easiest opportunities to make emissions reductions in line with 2030 commitments, but landlord consumption typically accounts for under 10% of a real estate portfolio’s emissions. Tenant-controlled spaces, on the other hand, account for upwards of 50%. It can be tempting to estimate occupier data, but doing so makes it harder to identify assets that present a stranding risk, or assets that are likely to be a problem when trying to achieve company targets.
